How is this different from a timeshare?
You are a true owner with deeded proportional ownership. You don’t buy time—you buy property & equity.
What do I gain from a residential property?
No personal use. You receive your compensation of annual rental income + appreciation upon sale.
What about Vacation Homes?
You have the right to use the property for up to 14 days per year. When not in use, it generates rental income to cover property expenses.
What if I want to exit before 3–5 years?
An exit fee may apply. Your share may be sold to another investor with Kapital’s approval.
Who manages the property?
Kapital pays taxes, insurance, and HOA on behalf of investors. Management is handled professionally by DecoNova International Group divisions, whether Residential (DecoNova Management) or Hospitality (DecoNova Vacation Homes & Suites), depending on the property type.
